font-size: 9pt !important; cursor: pointer; display: block;">올 들어 살던 집이 경매에 부쳐지는 하우스 푸어(무리한 대출에 시달리는 주택 보유자)가 급증하고 있다. 주택시장이 장기 침체에 빠지면서 빚 감당을 포기하는 하우스 푸어가 빠르게 늘고 있기 때문이라는 게 부동산 전문가들의 분석이다. <br style="font-size: 9pt !important;"><br style="font-size: 9pt !important;">5일 경매정보 업체인 부동산태인에 따르면 올 1~2월 두 달간 수도권에서 경매로 나온 주택 물건은 1만434건으로, 작년 같은 기간(8515건)보다 22.5% 증가했다. 2008년 2만8439건 수준이던 수도권 주택 경매물건 수는 해가 갈수록 늘어나 작년에는 5만646건을 기록했다. 이런 추세가 계속될 경우 올 한 해 주택 경매물건이 6만건을 넘을 것으로 부동산태인은 예상했다. <br style="font-size: 9pt !important;"><br style="font-size: 9pt !important;">경매를 부친 채권자별로 보면 시중은행 6곳이 공동으로 출자해 설립한 유암코, 우리AMC 등 자산유동화 회사들의 경매물건 증가세가 특히 가파르다. 자산유동화 회사를 거친 서울 주택 경매물건은 2011년 8639건에서 지난해 1만971건으로 21.2% 증가했다. 올 2월 현재도 1805건을 기록, 작년 같은 기간 대비 38.1% 늘었다. 자산유동화 회사는 은행 등의 부실채권(NPL)을 싸게 사들여 경매 등을 통해 채권을 회수하는 회사다. <br style="font-size: 9pt !important;"><br style="font-size: 9pt !important;">새마을금고 등 2금융권이 경매를 신청한 주택 경매물건도 2009년 9566건에서 지난해 1만59건으로 5% 증가했다. 2금융권의 경매물건 증가는 2011년부터 이어진 저축은행 구조조정의 영향이 컸다는 분석이다. <br style="font-size: 9pt !important;"><br style="font-size: 9pt !important;">신용등급이 낮은 서민들의 대출 창구인 대부업체가 경매를 신청한 서울지역 주택 물건은 2009년 10건에서 2010년 80건, 2011년 231건, 2012년 484건 등으로 상승곡선을 그렸다. 지난해 대부업체가 채권자인 서울의 주택 경매물건 가운데 아파트(257건)가 차지한 비중은 53%였다. 정대홍 부동산태인 정보팀장은 “하우스 푸어 문제를 방치할 경우 심각한 사회문제로 비화할 수 있다”며 “정부와 정치권은 서둘러 부동산시장 정상화 대책을 내놓아야 한다”고 말했다.<br style="font-size: 9pt !important;"><br style="font-size: 9pt !important;">조성근 기자 <a target="_blank" href="mailto:[email protected]" target="_void" style="color: rgb(119, 119, 119) !important;
